The following information is intended to be used as a point of reference only as permit requirements may change. Prospective Buyers should always perform their own due diligence.  Builders/Lot Buyers are solely responsible for following the County approval process and GPHOWUA Architectural Review procedures.

(6) WHAT HOME BUILDING PERMITS ARE REQUIRED FOR GLACIER POINT

  • Driveway Approach permit with Lewis & Clark County; approximately 175.00
  • Septic permit; with Lewis & Clark County Health Dept (see below), approximately 75.00
  • Water & Sewer connection fee 350.00, paid to GPHOWUA, Inc. before excavation for water and sewer connection (see sewer and water info below)
  • Plumbing & Electrical permit; with L&C County/State MT

(7) WHAT ARE THE SETBACKS & NET BUILDING ENVELOPES  ­­­

  • The dimensions identified on the Plat delineate net building envelopes i.e., lot #45 has 49.8 ft of net building frontage & 55.5 ft of net building depth. All home foundations and eaves must be within those net dimensions.
  • The legal lot lines extend to the centerline of the road.
  • The pins nearest the road identify the Utility right of way easement. The septic tank can be placed along (parallel to the easement line- not in the street utility easement) that easement and must be at least 10 ft from the home foundation as per County septic requirements.   
  • Front yard setbacks are 5 ft. from the ROW pin (must have 10 ft. of clearance from the side of the septic tank).
  • Side yard setbacks are 10 ft.
  • Back yard setbacks are 10 ft. on the interior lots and 20 ft. on the perimeter lots.
  • Builders are encouraged to complete an encroachment survey through their Title Co prior to pouring the foundation; in order to verify that the structure will not encroach on set backs or utility easements.

(8) ARE BASEMENTS ALLOWED

  • Our average static water level is approximately 20 ft. All data from our monitoring wells and underground utility installation suggest that Glacier Point lots could accommodate basements. The County Sanitarian has not placed any restrictions on basements at Glacier Point but it is the ultimate responsibility of the Buyer to determine if their individual lot will accommodate a basement. If a basement is desired we can work with the potential Buyer and make the offer contingent upon digging a test/monitoring pit onsite/lot at the Buyer’s expense.

(9) SEWER & WATER INFO

  • Homeowners/Builders are responsible for installing one Level 1 solids tank onsite/on lot.  This will require a septic tank placement permit with Lewis & Clark County (approximately $75). Septic tanks may be located within the 20’ back yard utility easement for our perimeter lots on the North, South & West subdivision property lines. Final confirmation and approval of the tank location will be determined by the Lewis and Clark County Health Dept. and is the sole responsibility of the homeowner/builder.   • Estimated cost to the homeowner for install and connection of a 1,000 gallon septic tank approximately $1,500.
    • FEES. Current monthly water fee $25. Current monthly sewer fee $25. Road Improvement District formed with the County- approximately $151.00 per year. HOA fee - estimated $40 annually.
    • BILLING: monthly charges start/accrue upon water & sewer connection (not after homeowner move in).
    • WATER CONNECTION FEE $350.
    • WATER METERS. Supplied by Glacier Point Home Owners and Water Users Association, Inc. [coordinate with Craig Riley & Jack Hamlin]. Installation is the responsibility of the Builder/Homeowner, Patrick Henry or a rep. from Pioneer Tech will inspect final install and establish baseline usage upon completion.
    • WATER USAGE. Each homeowner is allocated a maximum use of 9,000 gallons per month or approximately 108,000 gallons per year for household & landscape irrigation.   
    • WATER PRESSURE AT EACH LOT. Will vary between 45 & 75 gpm.

(10) WHAT ITEMS ARE NEEDED FOR ARCHITECTURAL REVIEW
(Average approval time or turnaround- approx. 1-2 days)

      • Home elevation plans.
      • Foundation plan with dimensions.
      • Foot print of living area with dimensions (include soffit overhangs).
      • Plot lay out, showing septic tank placement.
      • Fence description/plans (if planned).
      • Home colors proposed and description of exterior materials.

(11) BUILDER/LOT BUYER RESPONSIBILITIES RE:
WATER & SEWER HOOKUP & ARCHITECTURAL REVIEW APPROVAL

  • Builder/Homeowner will not excavate for the water and sewer connection until the 350.00 connection fee is paid in full. Contact GPHOWUA, Inc.
  • Patrick Henry/Pioneer Tech will provide the water meter to the Builder and inspect the meter operation after installation and establish a baseline reading. Call Patrick to coordinate delivery of the water meter 406.457.8252
  • The Builder will be responsible for the cost & coordination of the water meter install through their plumber.
  • Patrick Henry/Pioneer Tech will also be onsite to physically turn on the water curb stop/key (or be onsite to supervise). BUILDERS WILL NOT CONNECT TO OUR SYSTEM WITHOUT PRIOR APPROVAL.  
  • Lot Buyer/New Homeowner will notify the GPHOWUA, Inc. of a change in ownership and clear up all water, sewer and HOA balances before transferring title in GPS.
  • All home plans shall be submitted to the Architectural Review Committee, through Jack Hamlin, for approval before any excavation/construction may begin on your lot. Contact Jack for details.
